    Insurance .... when you insure your home, or file a claim, a picture is normally taken. If in this picture, a sign of Beware of Dogs, or a Dog is seen, be prepared for a higher premium. I sold insurance in Missouri, and was advised by the Underwriters, that unless its a dog that is "insurable" ie show dog, leave them out of the picture to be sent.

    My best solution, is make sure that whomever buys your neighbors house, have them meet your dogs, so that the dogs know them. Or else just buy the house yourself and let your dogs move in.

    If only I could afford it! Their backyard is a good 50 - 75% bigger than mine. I could knock down the fence line between our yards and then my dogs could really stretch. :D

    I think I will go with the "no trespassing" sign. Seems to be the best answer for all involved.

    Try a "Dogs on Premises" sign!
    Remember that this is America and anyone can sue anyone for anything!
    If a dog has teeth, than it can bite anyone...maybe with a little provocation. We are civilly liable for anything our dogs do...period.

    I called my insurance for some updates to my policy and they went through a list of scripted questions. Included I believe if I had a dog and when I said yes they wanted to know what breed. We have a very docile breed you never hear about so they just kept on going and never said anything. You should have heard the questions when I asked if they had policies for gun coverage. They don't, don't even ask. It was a huuuge pain in the ***. You would have thought Sarah Brady was an underwriter....

    I have the same on my gate with the pic of a german shepard on it. I also have beware of dog signs on each corner and have informed all of my surrounding neighbors not to enter my fence. I also have a lock on the inside, so the only entrance is over the fence.

    However, if a kid jumps my fence after a ball and gets bit, I get sued.

    I used that have that "I can make it to the fence..." sign, but took it down when the novelty wore off. It spured my meter reader to put an extension of some sort on the meter that tracks along the side of the house to the fence. There is a button he can push to get the reading, this way he never has to attempt to enter the yard. Apparently it's company policy that when any sort of "warning" sign appears, they can't enter the yard without permission each and every visit. Otherwise, the button goes up. Worked for me. :D
